FAQ: Owner questions
How much does property management cost? 10–12% of the monthly rent, charged only while your home is rented. Our leasing fee is $695 and our lease renewal fee is $200. We never charge maintenance coordination fees or mark up vendor bills.
How do you decide what my home should rent for? We run a rental market analysis comparing your home to similar rentals nearby, adjusted for size, condition, location and time of year.
How many inspections do you do? We inspect every home several times a year, including 90 days after move-in and again before move-out.
What are your tenant requirements? Every applicant must have:
A clean background check
A credit score of 650 or higher
Household income of at least twice the monthly rent
A positive reference from their previous landlord, if applicable
We also accept Housing Choice Vouchers (Section 8) and follow all program guidelines and local, state and federal fair housing laws.
What happens if a tenant doesn't pay rent? Colorado law gives tenants a grace period. If rent still hasn't arrived after it ends, we serve a 10-day demand notice as Colorado law requires, and we stay in contact with the tenant about when to expect payment. If an eviction becomes necessary, we handle it with guidance from our attorney. You pay only the attorney's fees, with no added charge from us.
Do you have a maintenance limit? Yes. We approve repairs up to $400 without calling you, so small issues get fixed quickly. For anything over $400, we contact you first. Emergencies are handled right away to protect your home.
Can I use my own vendor? We work exclusively with our own vetted vendors. We've worked with them for many years, and that brings two benefits to you:
Competitive pricing. Our long relationships keep their rates fair, and we never add a markup.
Extra eyes on your home. They know our standards and tell us about any issues they spot while on site.
Do I get an owner statement? Yes. You receive a statement every month, plus a year-end statement and a 1099 for tax time.
What do owners pay up front? Nothing. No payment is due until we place a tenant. At that point, any fees or bills are deducted from the first month's rent.
Can I walk through my property when I'm in town? Absolutely. It's your home. Just give us notice and we'll coordinate a time with the tenant.
